WE’RE REBRANDING!

WE’RE REBRANDING!

The Calgary Residential Rental Association has gone unofficially by its acronym in some settings, like the website URL and staff emails, but we’re known to the public by our full name. In making this change, we also updated our logo to a more modern design that we feel better represents your association. The four corners of the square represent the four […]

Payment Plan and Rental Increases

Payment Plan and Rental Increases

As per the Residential Tenancies Act of Alberta, tenants are required to pay their rent in full on the first of every month. However, if your tenants are unable to pay their rent, here are some guidelines to assist you.

Ideally, the payment plan has been set out in writing. For example, if the landlord seeks a termination of tenancy based on outstanding […]

Calgary’s Tax Shift Shafts Renters With Property Tax Burden

As property tax bills hit mailboxes across Calgary last week, homeowners and landlords got an unpleasant surprise. In what the City calls a “tax shift”, residential properties saw a spike in their property tax bills as the City rebalances the business and residential share of the burden.

Close to a thousand properties housing tens of thousands of Calgarians are being walloped by double digit tax increases. Multi-residential properties downtown and in the Beltline are seeing tax hikes as high as 40% or more. In what realm is this acceptable, especially given the economic downturn and public health emergency?

Residential landlords and property […]

Property Inspections

Property Inspections

Property Inspections

The CRRA recommends conducting property inspections every three to six months to help prevent damage to your rental property and to ensure that items requiring repair are fixed before it is too late. Here are some things to consider when conducting property inspections during COVID-19:

Regular inspections:

Ensure you always wear Personal Protective Equipment (PPE) such as masks and gloves during the inspection
Have sanitization wipes and liquid sanitizer available to help clean and disinfect any hard surfaces you encounter
Always maintain social distancing guidelines
Limit inspections to a maximum of one person at a time
Limit time spent in the rental unit. Questions should […]
